The property is located in the municipality of Matapozuelos (Valladolid) and has a total area of 99,32 hectares. The estate has a balanced distribution between forest and agricultural land, with approximately 49,66 hectares allocated to each use.

The forest area consists of a pine forest established through reforestation, while the agricultural area is used for traditional dryland crops characteristic of the Castilla y León region.

Current and potential uses include sustainable timber production from the pine forest, dryland cereal cultivation, and the possibility of developing agroforestry diversification activities. The estate also offers potential for complementary game management and projects related to sustainability and environmental conservation.

The combination of forest and agricultural resources within the same area allows for different management models, both jointly and independently, making it a versatile operating unit in one of the most productive agricultural areas in the province of Valladolid.
