Extraordinary rustic estate located within the municipal boundaries of Lorca and Águilas, in the Region of Murcia, covering more than 2,500,000 square metres and offering spectacular sea views. The estate contains several buildings for renovation, with a total built area of approximately 600 square metres. This is a unique property with multiple potential uses, both because of its size and its layout, which allow for the development of projects related to leisure and nature. The estate is home to an extraordinary natural site, 'La Cueva del Agua', renowned as one of the region’s finest caves for routes and exploration. It is currently operational and has drinking water from a natural spring with an approximate flow rate of 12 litres per second, which considerably enhances the environmental and functional value of the property. With more than 566 metres of passages and drops of up to 32 metres, it features stalactites and draperies that must have formed during periods when the water level fell, before the cave was flooded again, leaving visible marks on these formations. Unusual and striking examples of all kinds of hypogenic, epigenic and mixed formations give this cavity a special charm. Its labyrinthine system of galleries surprisingly reveals formations of great geological and visual value. Special mention should be made of various mixed speleothems, such as dissolution channels formed under phreatic conditions over a group of aerial stalactites, as well as other speleothems such as cones, floating calcite, moonmilk, crystals, helictites and dogtooth spar.
In accordance with current regulations, the estate allows the reconstruction of the dwellings and buildings already existing on the land. Permitted land uses include active nature conservation, outdoor leisure and recreational activities without the creation of new infrastructure, dryland farming in areas already designated for this purpose, and extensive and intensive livestock farming under Article 148, with the possibility of expanding livestock operations.
Forestry uses are also permitted, including the harvesting and extraction of non-timber secondary forest products. Sanitation, water supply, electricity and telephone infrastructure is feasible subject to the corresponding environmental impact assessment.
Regulations permit the construction of a detached single-family dwelling linked to the estate’s operations, on a minimum plot of 30,000 m², as well as the establishment of rural accommodation in Groups A, B and C in existing buildings.
