Agricultural farms for rent in Spain

The average rental price of agricultural land in Spain was 163.3 euros per hectare in 2022 (latest data available as of November 2024), according to the Ministry of Agriculture.



However, there was a variation between the rental price of irrigated agricultural land, which was 564.8 euros per hectare, and that of dryland, at 117.6 euros per hectare.



There were also variations depending on the type of crop. Dryland wine grapes were the crop with the highest price, at 341.1 euros per hectare. They were followed by dryland olive oil with 267.4 euros per hectare, herbaceous crops with 196.2 euros per hectare, and grazing land with 66.7 euros per hectare.



The average rental price of agricultural land in Spain in 2022 was lower than in the European Union, where the average was 199 euros per hectare.

Determining the profitability of renting agricultural land will depend on various factors. These include the area where the land is located, the type of crop planted on it, or the quality of the soil. Additionally, the use of advanced agricultural technology and the experience of the tenant, among other elements, play a crucial role.

In Spain, 37.4% of the Utilized Agricultural Area (UAA) is leased, which represents a total area of 8.9 million hectares, a percentage higher than that of housing. This is because leasing is an attractive option for those who want to start a project in the countryside.



Although the value of farms is lower than that of homes in urban areas, purchasing agricultural land also requires a significant outlay. Renting agricultural land offers an alternative to accessing land without making a large initial investment. Furthermore, it contributes to one of the sector's major challenges: generational renewal. Leasing land makes it easier for young farmers, who often have fewer resources to purchase it, to access land.

The Rural Leases Act establishes that the rental contract for agricultural land must have a minimum duration of five years, and any shorter term will be considered void. However, this period can be extended if the parties explicitly agree to a longer duration.

Yes, according to the Rural Leases Act, the same piece of land can be subject to multiple simultaneous agricultural land rental contracts. However, each of them must be dedicated to different compatible and main uses.

The agricultural land rental contract is automatically renewed every five years, unless the tenant communicates their intention not to renew it one year in advance. These extensions continue indefinitely as long as the contract is not terminated.
