Rented livestock farms offer multiple advantages compared to those for sale. For example, their price is lower, as the price per hectare of rented livestock farms is lower than that of farms for sale. This lower price also means a lower initial investment.



Similarly, rented livestock farms incur fewer costs, as lower taxes are paid, and there is no need for deed drafting or registration of the operation in the Property Registry.



Another benefit of renting livestock farms is greater flexibility. Since it is not a purchase, it is easier to change farms.

The Agricultural Leases Law allows for modifications to rented livestock farms, but there are limitations.



The tenant cannot modify walls, fences, or ditches that separate farms integrated into the same exploitation unit without the landlord's consent. However, these changes can be made if agreed with the landlord or if they are necessary to facilitate the passage of machinery.



The tenant must carry out all repairs, improvements, and investments required to carry out the tasks related to their activity. Once the lease ends, the tenant can request compensation from the landlord for the improvements made.

In 2022 (the most recent data as of November 2024), the lease of this type of land was on average 66.7 euros per hectare, according to the Ministry of Agriculture.



This average price varied if it referred to permanent dry grasslands and meadows, which cost 128 euros per hectare, or when it referred to other dry pasture areas, which had a value of 51.2 euros per hectare.

The average rental price for these farms varies depending on the geographic area in which they are located.



The cheapest land for livestock rental is found in Castilla-La Mancha, with a price of 25 euros per hectare, Aragón (55 euros per hectare) and the Community of Madrid (82 euros per hectare) for dry permanent meadows and pastures.



Regarding other dry pasture areas, the lowest prices are in the Balearic Islands (12 euros per hectare), the Foral Community of Navarra (25 euros per hectare), Castilla-La Mancha (23 euros per hectare) and the Valencian Community (29 euros per hectare).



On the other hand, the highest prices are in the Foral Community of Navarra (219 euros per hectare), Galicia (177 euros per hectare), and the Basque Country (153 euros per hectare) for dry permanent meadows and pastures.



For other dry pasture areas, Canary Islands (278 euros per hectare), Galicia (85 euros per hectare), and the Community of Madrid (67 euros per hectare) stand out.

Yes, it is possible to rent a livestock farm for seasonal periods. These leases are excluded from the Agricultural Lease Law, so there is no need for a minimum duration of five years. In this case, the duration is agreed upon by the landlord and the tenant.
