Description This is a recreational estate, which also includes a farming operation, a hunting ground, and photovoltaic facilities with grid sales. It has an approximate area of 500 hectares and is located in the south of the province of Ciudad Real, near Sierra Madrona. It is fenced around its perimeter, and the agricultural plots inside are also fenced for livestock use. The topography of the estate is slightly hilly, and in areas without crops, there is an abundance of holm oaks and some wild olive trees. As for shrub species, there are mastic, kermes oak, cornicabra, rockrose, and rosemary. What is being sold is the total shares of the limited company MINGUILLAN TRUJILLO RURAL, S.L., which is the owner of the land and everything contained in the farming operation, including the photovoltaic facilities. This company is newly established (2023). Utilizations There are two plots with olive trees on the estate, one older with 3,000 olive trees of the cornicabra variety, and another plot with 1,800 younger olive trees of the picual variety. There are about 200 hectares of land dedicated to dryland cereal cultivation, and the rest are pastures, holm oak groves, and shrubland. The farm has about 100 extensively raised breeding cows dedicated to the production of calves for sale. The livestock has had a green card for many years. The operation has rights regarding agriculture, olive groves, and livestock in relation to subsidies from the Common Agricultural Policy. The estate is enclosed for hunting, and there is an abundance of big game (deer and wild boar), as well as small game (partridges, wood pigeons, rabbits, and hares). The hunting ground is not leased; it is available to the estate owners. A recently installed medium-voltage power line (owned by the distribution company) reaches the estate, providing electrical supply. There are several operational photovoltaic facilities on the estate. There are 20 installations of 5 kW nominal power (type IT-00055) and one of 24 kW (type IT-00056). All of them are connected to the medium-voltage grid that reaches the operation, and they are covered by Royal Decree 413/2014 regarding the remuneration of photovoltaic facilities connected to the grid. Other Resources There are several wells on the estate, all of them legalized, with sufficient water for the needs of the houses, the operation, and the livestock, and they would even allow for some irrigation areas. In particular, there is an old lead mine that is now a vertical well over 100 meters deep with an approximate diameter of 3 meters, and various horizontal galleries. It has a submersible pump that fills a 500 m3 tank placed on top of a mountain. Buildings and Machinery The estate has numerous buildings. There is a main house with a garden and pool, houses for the workers, stables, several large warehouses, a workshop, and pens. The operation has vehicles, machinery, implements, and tools in abundance, all of them in normal working condition. It is worth noting that it has two rubber-wheeled tractors, one small tracked tractor, and a CATERPILLAR D6, all in normal operation. There are also various vehicles for transporting personnel who work on the estate from the nearby town to the operation, as well as off-road vehicles for traveling around the estate. Dirt roads are distributed throughout the estate to provide easy access to all areas. There is also a solar thermal installation on the operation consisting of 48 vacuum tube collectors and two 1,500-liter tanks for hot water storage. This installation is interconnected with the heating system of the main house and helps with its heating when the weather is cold.
