Description

Sale of agricultural and hunting estate with possibility of housing, storage shed, and machinery. The published price would include everything, but it can be negotiated separately. The agricultural estate has the possibility of a private hunting reserve (it was once a reserve for both big and small game) with a house to renovate located in the center of the town. The property is perfectly connected, 80 km from Madrid, less than 1 hour by car, in the municipal district of Leganiel (Cuenca). Half a kilometer from the plot is the house, in the center of the town opposite the Town Hall building. It consists of approximately 200 hectares of arable land, mostly grouped in the same plot, dedicated to active cereal cultivation. It is rainfed farming mainly focused on wheat and barley. In the area, there is already an irrigation installation that is booming, and there would be the possibility for the arable land to be assigned in the medium term to the local Irrigators' Community. It also has a partially covered inner courtyard where all the machinery is stored, plus 2 other inner courtyards, each with a fig tree. The total surface area of the property is approximately 2,500 m² divided into about 900m2 of built housing, 1,100m2 of storage, and 500m2 of inner courtyard. The house occupies almost an entire block, located in the middle of the town, completely enclosed and separated from the agricultural part, but with direct access for machinery in the large courtyard mentioned above. As a large part of it is covered, it is ideal for storing tractors, harvesters, and other machinery, as well as the diesel storage tank. Adjacent to the house, there is an additional shed where the grain is stored. There is also a large threshing floor where the grain is deposited during the harvest.
